Albania has more holiday rentals than ever, but supply is now growing slightly faster than tourist demand.
AirDNA data show about 27,000 short-term rental units were active in the year to March 2026, up 19% from a year earlier.
Tourist demand also increased, but by 18%.
That small gap is starting to cool the market.
Average nightly prices reached €57, more than 50% above pre-pandemic levels, but only 1% higher than last year.
Occupancy stood at 54%, above pre-pandemic levels, but its growth has also slowed.
The sector still generated about €133.7m in revenue, showing strong demand, but the market is no longer rising as quickly as before. (monitor.al)
