Home sales in Albania fell in the second half of 2025, but prices continued to rise sharply, according to a Bank of Albania survey.
Real estate agents and builders reported 1,273 sales, down 35% from the first half of the year.
The average time needed to sell a home fell to 9.1 months, suggesting demand remained active despite fewer transactions.
The Bank of Albania said average home prices rose by 11.7% from the previous six months and by 28% from a year earlier.
Price growth slowed in Tirana, where prices were unchanged from the previous six months and up 4.4% year on year.
The strongest push came from coastal areas, which drove the rise in the national price index.
